Are There Any Hidden Costs?
There aren't
any hidden costs to learning the material I teach you each

Who Are You and Why Should I Listen To
You?
From 2001 to 2003 I achieved the highest
referral rate % in the division for a Fortune 500 Builder in
Dallas, Texas. I also set company records as the most decorated
salesperson in customer service scores in the companies history for
the division.
In 2004, traffic was down 200% in the builder
neighborhood that I was working in so my manager had an idea that adding a
second salesperson to the office would increase sales. With my
finance degree from Texas Tech University I was able to figure out
that one dived by two is 1/2. I was not making it on one paycheck
so there was no way I was going to make it on 1/2 of a paycheck.
I took a leap of faith that I could make it on
my own.
I left the home builder with the grandiose idea
of becoming a real estate agent. I activated my real estate license
and got a quick education: I was now responsible 100% for lead
generation!
Without leads, there was no income. There was no
longer a builder spending marketing dollars to drive traffic/leads
to my office.
By the end of 2005, I had failed miserably in my
quest to build a real estate empire. I had not mastered the
"getting the leads part" of my housing business. At the same
time, the market started shift for the worse.
In 2006, I continued to learn why we are called
"Brokers". I was broke and everyday I became broker. I briefly made
a return to the builders and tried my hand as a loan officer, but now even the industry giants were
struggling with lead generation. To make things worse...
I had three, 90-day late payments on
my own house. Creditors were harassing my family daily to pay my
debts.
Crushed... Perplexed... In Despair... I
Reflected back to my years in the chemotherapy hospital.
As a 2-time cancer survivor, I knew a diagnosis
of terminal was my signal to put my body's recovery plan into high gear.
I personally wrote out (my business recovery plan) - using my

"Having an unfair advantage

Just one last story if you are doubting
your need for this program in 2008:
In August 2008, my wife got a job in a
different school district. She is a teacher by profession.
With
rising gas prices, I did not want my wife to have a long
commute to her school, not to mention the time factor of
driving. We decided to move to Fort Worth, Texas from our
current location near Denton and she is now 13 miles from her
new school.
Now I am faced with building up a new
referral base 30 minutes from the 200 homes that I sold in
Denton area over the past 7 years.
One additional complication. FHA down
payment assistance goes away on October 1st. This was 90% of
my business in Denton.
I spent 2 days researching my new market
and this is my strategy:
I
want to move away from the first-time buyers into a price
range that does not have a high % of FHA deals. More
specifically, I am now going to target the
$500,000 and up range of builder inventory homes and
pre-existing homes.
When
FHA down payment assistance goes away, the United States
Department of Agriculture (USDA) will still have a program
for 100% mortgage financing. I am going to optimize my
internet marketing for mortgage leads for the USDA Rural
loan within 30 minutes of my new house.
The
changes in FHA will mean 40% less buyers. I will now focus
on generating leads for house renters. Gas prices are on the
rise so now I am going to market online for residential
leasing leads within 10 miles of my new house. It would
not be cost effective for me to drive a long distance for
the lower commission of a rental property.
I am
predicting that builders in the below $150,000 price range
are going to struggle as the rules of FHA change. I am going
to generate qualified leads for these builders. I expect
incentives to be at an all-time high for buyers and agents
in the 4th quarter of 2008. Again, I am going to focus on
builder inventory within 30 minutes of my new house.
Listings can still sell in this market for sellers that had
built in equity. I am going to decrease my exposure to
listings unless it is the perfect mix of motivated
seller with ability to be price realistically in this
market.
I expect
that I will take over all of these new niches within 90 days!
Again, I practice what I teach every week!
